About UPAMATE
Made for the way rentals work here
Bedspaces billed per bed. A Meralco bill split between rooms. Rent sent by GCash with a screenshot. UPAMATE handles each of these as a matter of course.
- Tenants pay the way they already do, and nothing counts until you approve it.
- Every peso has a record: who paid, for which bill, and who checked it.
- Managers, workers and tenants each see only what is theirs.
Every kind of rental, billed the way it is let
Each type comes ready with its own rules: what counts as a unit, how it is billed, and what a tenant can see.
-
Apartment
Whole units on monthly leases, with deposits, advances and escalation.
-
Condominium
Owner-managed condo units, association dues and utilities included or billed.
-
Dormitory
Rooms and beds let one occupant at a time, each billed on its own.
-
Boarding house
Rooms shared by several tenants, with per-head utility splits.
-
Commercial space
Stalls, offices and shops with business tenants and rent escalation.
-
Short-term rental
Nightly stays with a calendar, seasonal rates and housekeeping.

The work of a rental business, done in one place
The whole business on one screen
What came in this month, who is behind, which beds are empty and which repairs are waiting.
- Collections against what was billed
- Overdue tenants, oldest first
- Vacancies across every property
Split a shared Meralco bill to the centavo
By meter, per head, per bed, by floor area, or your own formula. Each share lands on that tenant's next bill.
- Check every share before it is billed
- Rounding never loses a centavo
- Water, power, internet or any shared cost
GCash and bank payments wait for your OK
Tenants send the receipt from their phone. Nothing touches their balance until you check it and approve.
- Receipt, reference and amount side by side
- Approve or return with a reason
- Official receipt numbers on approval
Tenants pay and report from their phone
No app to install. They sign in, see what they owe, send the receipt and report a leak with a photo.
- Their own bills, never a neighbour's
- Repairs tracked until they confirm the fix
- Notices from you, on their home screen

What happens when the free trial ends?
Nothing is deleted. Every property, tenant, bill and payment stays exactly as you left it, but the account is paused until you choose a plan. Subscribe from Settings with QR Ph (GCash, Maya or any bank app) and you carry on where you stopped.
How do I pay for UPAMATE?
With QR Ph, through ganap. Scan the code with GCash, Maya or any bank app that reads QR Ph. If you pay during your trial, the paid period starts when the trial ends, so you lose none of your free days.
Can my tenants pay through GCash or Maya?
Yes. They pay the way they already do, then upload the receipt in their portal. You check it against your e-wallet or bank and approve it, and only then does their balance change.
How are shared electricity and water bills split?
Enter the bill once and choose the split: equally, per person, per bed, per room, by meter or sub-meter readings, a fixed amount, percentages, or your own formula. You see every share before anything is billed.
Do my tenants need to download an app?
No. The tenant portal works in the browser on any phone. They sign in with the email you register for them.
I keep everything in a spreadsheet. Is moving over a lot of work?
Add a property, then its units, rooms or beds. A dormitory's thirty beds can be added in one step. Your reports export back to Excel whenever you need them.
Who can see my tenants' information?
Only people on your account. A property manager sees only the properties you assign, a tenant sees only their own records, and ID documents are limited to staff you allow, with every viewing logged.
